IMPORTANT BOOKING TERMS:

STATE AND COUNTY RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The resort enforces a strict policy of a maximum of 3 cars per home. No additional cars are allowed to park at the home or anywhere on the resort. A maximum of 3 drivers can be registered in our gate entry system upon booking the home.
2. The maximum occupancy of the home is 12 guests and 1 infant total. This limit MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
3. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
4. Resort and community facilities associated with the home are owned, operated and offered by the community, any closures/restrictions of amenities at any time are beyond our control. Opening times and rules are posted at the clubhouse/amenity.

OCCUPANCY:
THE PROPERTY ACCOMMODATES A MAXIMUM OF 12 PEOPLE AND 1 BABY. IF THIS RULE CANNOT BE FOLLOWED, PLEASE DO NOT BOOK THE PROPERTY. IF THIS IS RULE IS BROKEN, THE GUESTS WILL BE IMMEDIATELY EVICTED AND WILL FORFEIT THE FULL PAYMENT AND THE SECURITY DEPOSIT.

NO SMOKING ANYWHERE AT THE HOME INCLUDING THE POOL DECK.

THIS IS A QUIET COMMUNITY. HOA ENFORCED QUIET HOURS FROM 10PM - 8AM. PLEASE ENSURE NOISE IS KEPT AT A POLITE LEVEL AT ALL TIMES. IF A NEIGHBOR/SECURITY ASKS YOU TO KEEP THE NOISE DOWN YOU MUST COMPLY.

SORRY, WE DO NOT ACCEPT YOUNG ADULT/STUDENT GROUPS UNDER THE AVERAGE AGE OF 26.

NO PETS.

NO PARTIES, EVENTS OR GATHERINGS.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes the following:

All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.


POOL HEAT OPTION:
POOL HEATING IS $40 PLUS TAXES. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. $20 additional callout charge if a request for pool heat is made after you have arrived during your stay, as we need to make an additional trip to to the home to switch the pool heat on for you.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s).

Pool heat is required for the spa to heat. The spa will be set to 99 degrees Spas are not hot tubs, they are part of the pool and will only heat when pool heat is on and the timer dial is switched on. Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
